We follow a clear, four-step approach that sets realistic expectations, aligns budget and scope, and lets you stay involved in the key decisions while we manage the logistics, trades, and day-to-day details.

A brief complimentary call to understand your home, your goals, and timing, and to confirm that the scope is a good fit.

We walk the space, takes measurements and photos, and learn how you use your home now and what needs to change.

We develop a preliminary plan and outline an investment range so expectations are aligned before bids are requested.

Trusted subcontractors provide detailed bids. We finalize scope and key selections with you, and prepare the construction contract and schedule.

We are typically engaged for larger, full-scope remodels—kitchens, baths, main levels, owners’ suites, additions, and whole-home updates where layout, structure, and finishes all need to be addressed together. Small, repair-only jobs or quick cosmetic refreshes are generally not a match for this service.

Usually not. Many clients come to us with a problem space and a few ideas rather than finished drawings. We explore layout options and develop plans as part of our design process, bringing in engineering or architectural support when the project requires it.

We talk about budget early and directly. During the concept phase, we outline a realistic investment range for the level of work and finish you want, then refine it as detailed bids come in. If your goals and starting budget are out of alignment, we will be candid about that and help you adjust scope or expectations before you commit to construction.

Most of our clients are busy and prefer to focus on key decisions, not day-to-day coordination. You approve design direction, major selections, and important changes; we manage subcontractors, scheduling, permits, inspections, and on-site details under one accountable lead.

We typically rely on a trusted group of trade partners who understand our standards, communication style, and process. In some cases we can consider integrating a specific trade you prefer, but overall project quality and coordination remain our responsibility, so we are selective about who works on your home.

Timelines depend on the size and complexity of the project, as well as how much structural, mechanical, and finish work is involved. As plans and selections are finalized and trade bids are in, we provide a projected schedule and review what to expect before you sign the construction contract.

If life or priorities change after the design and planning phase, you are not obligated to proceed into construction. The design fee is retained to cover that work, and your plans remain available should you decide to revisit the project in the future.
